Buildings are the outcome of plannings and architectural designs, and the first step to the designs is a vision. Once, finely imagined, the architects work to put down the visions into drawings. The entire sections focus on the five steps an architect undergoes to foster the transformation of the vision to pure reality.
First Phase: Schematic Design
Collecting the information from the client, the architect creates at least three designs using the field surveys. All the options are presented in sketches, for the architects themselves and the clients to minutely look at the different routes the project might take.
A rough cost estimate is even added to each option to help the clients to select a particular design satisfying both the aesthetic preference along with budget. The Design Development Phase follows once the clients approve one of the created architectural designs.
Second Phase: Design Development
The design for construction planning is taking place after one schematic design is finalized with the modifications done and thoroughly revised. The estimated costs are updated as had been provided at the tie of Schematic Design. The updated costs reflect the modifications done to the first design. Taking the clients' budget seriously, the architectural design and planning team continues to develop the design with more details like measurements, directions and minute allocation of other rooms by means of arrows and lines. Once designed, the work has to be finalized at the same time. So, they work with the clients and decide upon the design.
Third Phase: Documenting the Constructions
On settling with the final design, the architects start preparing the needed drawings, important notes and all the technical specifications essential for constructions, bidding and permit applications. At this phase, the architects create the blueprints. These specifications and drawings are of high necessity to the constructors for preparing the further phase related to architectural designs.
Fourth Phase: Bidding
The architects always accompany the clients at the time of bidding. They help the clients to develop a list of trustworthy and qualified contractors pertaining to the bid list. Even the architects assist the clients to submit the bid packages to the bidders. Even reviewing the submitted bids, they provide a detailed analysis. At the same time, the clients can compare the received cost figures from the bidders under the guidance of the architects. The fourth phase is of utter importance to the contractors and clients as the clients can know their appointed contractors have thoroughly read the blueprints and provided an exact bid.
Fifth Phase: Administration of the Construction
One the contractor selection is done and the construction is being done, now is the time for construction administration. Administering the construction process, the architects assures conformance related to design intent. They even visit the site at the time of constructions and immediately address the issues on field conditions as they notice.
Architectural design and planning are complete with clear layouts, accurate drawings with proper measurements. But even after the designs are done, the architects help the clients with bidding and appointing the contractors. In fact, the architectural designs are done in such a way to ensure the contractors follow every specification as detailed.
